We received a call from a church leader who had recently inherited a rental property in Coolidge, AZ from a member of their congregation.
Here’s what they were working with:
The church wasn’t looking to build a rental portfolio.
They just wanted to make a smart, informed decision.
This is a classic “accidental owner” scenario:
They needed clarity.
We laid out 3 clear options, each with pros and cons.
1. Continue Renting
2. Vacate, Renovate, Sell
3. Sell Tenant-Occupied (As-Is)
The church chose the simplest path:
List the property as-is with the tenant in place

Why this matters for Arizona landlords and investors:
Let’s talk about your long-term goals.
Coolidge’s housing market improved in July, with higher sale prices and homes selling much faster than they did last year.
The rental market remains extremely small and volatile. Rents increased, but leasing times also moved sharply higher, making individual property-level comparisons especially important for Coolidge landlords.
Coolidge’s sales market had an encouraging July.
Buyers have slightly fewer homes to choose from, prices increased, and homes sold considerably faster than they did last year.
The improvement is notable after several softer months earlier in 2026. However, Coolidge is a relatively small market, so monthly price changes can be heavily influenced by the mix of homes sold.
Higher mortgage rates also remain important in an affordability-driven market like Coolidge.
Coolidge’s rental numbers require some caution.
Only 18 homes were actively listed in July, so a small number of properties can dramatically change rent and leasing statistics from month to month.
Higher rents are encouraging, but the longer leasing time suggests tenants remain price sensitive. Landlords should be careful not to interpret limited inventory as permission to overprice a property.
For Coolidge property management, current neighborhood and property-specific rental comps are much more useful than broad city averages alone.
Coolidge continues to position itself for additional residential and employment growth within the Pinal County portion of Arizona’s Sun Corridor.
The city’s long-term infrastructure planning anticipates substantial residential expansion. Coolidge’s current infrastructure plan projects housing units increasing from roughly 6,700 in 2024 to nearly 15,900 by 2034.
The city is also actively pursuing manufacturing, industrial, retail, and small-business investment while planning road, wastewater, and other infrastructure improvements needed to support future development.
That growth could create additional demand for both owner-occupied and rental housing, but the current market remains small enough that landlords should focus heavily on individual neighborhood conditions.
Coolidge continues to offer relatively affordable housing within a growing part of Pinal County.
July’s sales numbers were encouraging, but it is too early to call the increase in pricing a lasting trend. On the rental side, limited inventory creates opportunity for landlords, but the small market can also produce significant month-to-month volatility.
For rental owners, success in Coolidge is less about following citywide averages and more about understanding the specific neighborhood, property condition, competition, and current tenant demand.
