Home Ladder took a call from a San Tan Valley, Arizona homeowner who bought her home in 2024 but wanted to be closer to family in Washington. With negative equity, selling was not an option, and she was more interested in holding onto the home for long-term appreciation. Converting the property into a rental with a trusted San Tan Valley property management partner was the answer.
Our team visited the home so we could walk the property together with the owner and decide on the appropriate scope of work. Because the home had recently been renovated, only a small punchlist was required. We obtained estimates from a handyman and supervised the following repairs: replacing the air filter and thermostat batteries, recaulking the master shower, replacing the side gate latch, installing one blind on the slider, and trimming the bottom of the other blinds since they were dragging.
We then completed a final cleaning and had the home listed for rent within 5 days. The results speak to the value of professional property management in San Tan Valley: we rented the home for $1.16 per square foot, higher than the average of $1.12 for this zip code, and secured the new lease in just 8 days versus the area average of 39 days.

San Tan Valley is officially taking a more active role in shaping development inside its town limits. As the town transitions into full municipal control,
San Tan Valley continues to feel the effects of rising inventory and longer marketing times, while the rental market remains relatively stable. Here’s what January
Let’s talk about your long-term goals.
San Tan Valley’s sales and rental markets moved in very different directions in July.
Homebuyers have significantly more choices, but prices are holding steady and homes are selling faster. Rental supply, meanwhile, has tightened considerably while rents increased.
For San Tan Valley property owners and investors, rental fundamentals currently look stronger than the for-sale market.
San Tan Valley has one of the largest increases in sales inventory among the markets we track.
More competition should favor buyers, yet home prices have remained stable and properties are selling faster than last year.
That is an encouraging sign for demand. However, the large amount of available inventory means sellers still need to compete carefully on price, condition, and incentives.
The rental market looks much tighter than the sales market.
Available rental inventory has fallen sharply while rents moved higher, giving landlords considerably less competition than they had last year.
Homes are taking slightly longer to lease, however, which suggests renters remain selective despite the limited supply.
For San Tan Valley property management, current conditions support healthy rental demand, but landlords still need to price accurately rather than assuming every property can support a large rent increase.
July marked a major change for the community as San Tan Valley officially began operating as its own incorporated town.
We previously covered San Tan Valley becoming Arizona’s newest town. Incorporation gives the community greater control over local planning, infrastructure, zoning, and future development.
That transition was already beginning earlier this year when the town created a local zoning advisory panel to take a more active role in development decisions.
Transportation will also remain important as the population grows. The planned SR 24 widening project is designed to improve the major connection between San Tan Valley, Queen Creek, and the rest of the Southeast Valley.
For homeowners and landlords, greater local control and continued infrastructure investment could play an important role in San Tan Valley’s long-term housing demand.
San Tan Valley remains one of the Valley’s more interesting growth markets.
The sales market has a large amount of inventory, but demand has been strong enough to keep prices stable and shorten selling times. On the rental side, significantly lower inventory and higher rents create favorable conditions for landlords.
For rental owners, the current opportunity is balancing stronger demand with disciplined pricing while San Tan Valley continues its transition from a fast-growing unincorporated community into a fully functioning town.
